Development Projects
PDP takes an active approach to managing development projects with the thorough value engineering and professional supervision of subcontractors that is necessary in Central/Eastern European markets. PDP is able to coordinate projects of all sizes, ranging from large multi-phased developments to single buildings or units.

Office Park Nové Butovice
One of the original partners of PDP conceived and developed the idea for a 4-building class A office park development at the Nové Butovice metro station back in 1994. After obtaining the relevant permits for a total of 32,000 rentable square meters, PDP oversaw the construction of the first and second buildings. Consisting of 6,100 square meters of office space, the first building came on line in January of 2001 with Allianz as its anchor tenant. The second building, with 11,100 square meters, came on line in August of 2002 with Accenture as the main tenant.

E-Gate is a 22,000 sq.m. office building located on Evropska street near the Dejvice metro station. Together with its co-developer Agana, PDP brought the project through the planning and early design stages before divesting of its interest in December 2004.

Utility Park West
Utility Park West is a modern development offering over 49,000 sq.m. of commercial space in various multi-use buildings situated in a park-like setting. It is designed to meet the needs of Tenants who require a mix of office, warehouse, light production areas, and/or showroom space. It is strategically and prominently located at the junction of the Prague ring road and the D5 motorway to Pilsen.

La Vallée
La Vallée is a new community of ten meticulously designed free-standing homes, set in the Tuchoměřice valley. While sharing a central theme, each house is unique, spacious and light. Large floor plates are complemented by large windows, hardwood floors and excellent access to private gardens and underground garages.

PDP completed development of the Argo office building in 2008. Located on Evropska street in Prague 6, Argo offers over 11,000 m2 of Class A office space with ample underground parking.

Exit 100
Located in the rapidly-growing Pilsen region, Exit 100 offers over 65,000 m2 of high quality storage space to suit a variety of needs. The project will be built directly next to Exit number 100 on the D5 motorway, offering both high visibility and easy access. EXIT100 was sold to Immofinanz in 2012.

Residential Development
PDP is currently in the planning stages of a large residential development on the outskirts of Prague. The project will deliver approximately 150 housing units.

Investment Transactions

Typically handled in PDP's daughter company PDP Management, a number of investment transactions have
been concluded in recent years.


Aqua Palac - 8,100 m2
PDP realized the sale of the Aqua Palac office building, located in Prague 4, to an international investor in 2005.

PDP realized the sale of a 10,000 m2 office building in Bratislava to an institutional investor.


Centrum Vinice - 20,000 m2
PDP realized the acquistion of the Vinice office and retail building in Prague 10 on behalf of an Austrian investor in 2003. The building is currently under the management of PDP Management.

Westpoint - 61,000 m2
PDP realized the acquisition of Westpoint Distribution Park
in Prague 6 on behalf of an Austrian investor in 2004.

Andel Park - 20,000 m2
PDP realized the acquisition of the Andel Park building B, an office building located in Prague 5, on behalf of an Austrian investor in 2005.

Other Services

Due Dilligence
PDP is able to organize and oversee the entire due diligence process for the acquisition of real estate or real estate holding companies in the Czech republic, and has done so for several international institutional investors. In coordination with other local specialists, PDP can effectively advise the investor on the potential risks associated with this acquisition. PDP has the knowledge and experience to effectively discern both the potential problems and the potential benefits of acquisition deals in the Czech market.

Asset Management
PDP offers asset management services for locally registered companies. Our services in this area range from annual budgeting and regular reporting to treasury management to handling powers of attorney and company statutory requirements.

PDP is currently involved in untangling a longstanding legal/real estate problem on behalf of a group of Austrian private investors. We are able to effectively troubleshoot for international clients at the local level.

Site Acquisition
Through our network of contacts in local agencies and administrations, PDP is able to both locate and target sites as or even before they become widely available in the marketplace.
